PLEASE READ THESE TERMS AND CONDITIONS CAREFULLY.

By accepting these terms you agree to be legally bound by the same.

Rates:

PRICES/RATES ARE SUBJECT TO CHANGE and CORRECTION. Although precaution is taken, we reserve the right to correct errors in same, even after receipt of confirmation . ALL RESERVATIONS AND CANCELLATIONS ARE SUBJECT TO A NON-REFUNDABLE $50.00 RESERVATION PROCESSING FEE, EVEN IF CANCELED WITHIN THE ALLOWABLE CANCELLATION PERIOD.

ALL RESERVATIONS REQUIRE A DOWN PAYMENT OF 30% OF THE RENTAL FEE PLUS THE $50.00 PROCESSING FEE AT TIME OF BOOKING. THE BALANCE OF ALL CHARGES ARE THEN DUE 45 DAYS PRIOR TO YOUR ARRIVAL. RESERVATIONS MADE WITHIN 45 DAYS OF ARRIVAL MUST MAKE PAYMENT IN FULL OF ALL RENTAL FEES AND CHARGES AT TIME OF BOOKING

Cancellations:

For reservations booked 45 days or less from your arrival date, there is no cancellation period and you will forfeit the full amount paid if you cancel for any reason. All reservations booked more than 45 days from the arrival date are subject to a non-refundable $50.00 processing fee plus a fee equal to 5% of the total down payment if canceled more than 45 days from your arrival date. If you cancel less than 45 days from the arrival date for any reason you will forfeit the full amount of all charges paid. NOTE: reservations which are made and held for 90 days, or longer, forfeit ALL AMOUNTS paid if canceled for any reason any time after 90 days from the date of booking.

Reservation Changes:

Reservations may not be shortened. They may be canceled (subject to all forfeiture policies) but not shortened. Reservations may not be moved to different dates. Travel Insurance is available to cover a number of reasons for canceling your reservation and re-booking for a different time.

Trip Insurance:

If you choose to include the optional trip insurance, the charge for trip insurance is 7.0% of the total trip cost. This insurance may cover the cost of your trip if it is interrupted or cancelled due to natural disaster, termination of employment, lay-off, documented illness and other reasons described in your policy. If you initially choose to opt out of the coverage at the time of booking, you may still call us to add trip insurance as long as you do so by the time of your final advance payment.

PLEASE NOTE: Our policy does Not provide refunds for unforeseen illnesses, mandatory hurricane evacuations, etc., that can affect your trip; therefore, we suggest that you purchase trip insurance. If you choose not to purchase trip insurance, no refunds will be made inside the cancellation date range for any reason, including illness, hurricanes or similar events.

Check-In / Check-Out:

Check-in is between 3:00P.M. and 5:00 P.M.  but that time is not guaranteed. Keys will not be given to tenants prior to check-in time or prior to unit being cleaned and ready. No adjustment will be made for units not available until a later hour.

Check-out is 10:00 A.M. Holding over will result in additional charges.

SUNDAY AND LATE ARRIVALS:
Sunday and Late Arrivals will find their Key Packages int he “PICARD CHECK-INS” Box at the Picard Realty Rental office in front of the office door.

** ALL ARRIVALS AFTER HOURS AND ON HOLIDAYS MUST COME TO THE OFFICE BY 12:00 NOON ON THE NEXT BUSINESS DAY FOR CHECK-IN, OTHERWISE, THE CREDIT CARD ON FILE WILL BE CHARGED FOR ANY REMAINING BALANCE.

Keys:

You will be given and are responsible for two (2) keys.  We do not provide entry to your unit after office hours if you lock yourself out. In that event, you may call maintenance 251-554-8987 or call a locksmith and pay their service fees yourself. Each key or remote control not returned to the office are subject to a $35.00 and $60.00 fee respectively.

Linens / Housekeeping:

Linens and towels are provided for the maximum number of guests allowed in the unit. DO NOT TAKE THESE TO THE BEACH. Missing or damaged linens will be charged against your account and your credit card.

Parking:

Parking is limited to two (2) vehicles (maximum based on availability) per unit. One (1) vehicle for a one bedroom unit. Due to limited space, no boats, wave-runners, trailers, or RVs may be parked in lot.  Vehicles violating this rule or not displaying the appropriate pass are subject to being towed at the owner’s expense, without warning. During peak periods we do not guarantee two spaces per unit.

Substitutions:

We reserve the right to substitute a comparable unit, if available, without notice or liability. When comparable unit is not available, tenant has option of selecting from available units at the published price or a complete refund of the reservation deposit.

Weather / Refunds:

No Refunds/Adjustments will Be Made for Bad Weather. No refunds / adjustments for early check-outs. Pool availability is not guaranteed. Although we make every effort to have the unit and contents in good working order and to repair any break-downs as soon as possible, we cannot guarantee air conditioners, appliances, televisions, etc.

Water and Wind Cautionary. Please pay attention to the water condition flags you may see posted during your stay. Red Flags indicate dangerous rip currents are present and that you should not go into the water. Double red flags means those conditions are so bad that the water is closed and you can be fined by the municipality if found in the water under these conditions. STRONG WIND DRAFTS can and do occur when sliding glass doors in the unit overlooking the water are left open and the unit door is opened and closed. These drafts can be strong enough to cause serious bodily injury due to the door slamming shut. Tenant acknowledges that it is their responsibility to insure that the sliding glass doors are closed when persons are entering and exiting the unit so as to avoid any such condition. Further, tenant acknowledges that neither the Homeowners’ Association, the unit owner(s) nor management is responsible for any injury caused to any renter or their guests/visitors caused by a drat created by tenant(s) or their guests leaving the balcony doors open.

Departure Cleaning Procedures:

Cleaning required of the tenant consists of removing all trash, food and making sure that all dishes and utensils are washed and put away. Failure to remove trash and clean the dishes and/or units not left in a reasonably clean state may result in additional cleaning fees charged to your credit card.

Management not responsible for items left in units; Minimum $25.00 charge for return of items left. Property will not be used for any unlawful purposes and tenants agree to obey all rules posted at the property and to accept the unit in its present condition; keep it in good repair and to return it to agent in as good condition as when accepted (normal wear and tear excepted). Absolutely no rentals to anyone under the age of twenty five (25) unless accompanied by an adult. Violators will BE EVICTED & FORFEIT ALL SUMS PAID. Pets are allowed only in units specified as “Pet Friendly ” and are subject to the attached pet rules. Dogs must weigh 20-pounds or less and be no larger than 12″ tall (from floor to top of back). Pet friendly unit renters agree to be fully responsible for any damages to the property caused by their pet.

Damages to the Unit:

By accepting these terms and conditions you agree to be responsible for any and all damages to the unit, either accidental, intentional or through wanton disregard by any person(s) present in the unit during your occupancy of the property. In lieu of praying a damage deposit tenant agrees that the credit card number provided at time of booking may be debited and processed for necessary charges. It is the tenant’s responsibility to report to us, upon arrival, any damages found and any repairs or maintenance needed.
